# Halsted Pryor LLP Fulton Market Workplace Design Proposal

## Cover

### Two floors built to win cases.

*Workplace interiors proposal · Fenwick Adair Design*

Interior design for Halsted Pryor LLP's 62,400 sq ft move to Fulton Market, from programming to move-in on May 8, 2028.

- Prepared for: Halsted Pryor LLP
- Date: April 5, 2027
- Design fee: $446,605

*Reception with limestone, oxblood leather and blackened steel at dusk*

*Fenwick Adair Design*

## The brief

### Four floors into two, and nobody loses ground

*The brief as we heard it*

140 lawyers move from four floors in the Loop to floors 31 and 32 of the new Fulton Market tower. Same headcount, half the stacking, open by May 8, 2028.

Your current lease ends June 30, 2028, so the date is fixed. Your RFP asked for a private office for every partner and fewer square feet overall. We think both are possible if trial prep stops living in borrowed conference rooms.

The real stake is recruiting. Associates now choose firms partly on the floor they will work on. If any of this is wrong, tell us before you read on.

## The idea

A litigation floor is a war room with offices attached.

## The studio

### Twelve people, and every move-in on the date

Fenwick Adair Design, founded 2016 in West Town. Tessa Fenwick and Julian Adair lead every project themselves. Law and advisory firms are most of what we do.

### Workplace delivered

**1.9M sq ft**

Since 2016, across Chicago, Milwaukee and Detroit.

### Law firm floors

**23**

Litigation, arbitration and appellate practices, from 40 to 310 lawyers.

### On-date move-ins

**31**

Out of 31. We plan backwards from your lease expiry and from the slowest supplier, not from the design calendar. That habit is the whole record.

### Less paper storage

**58%**

Average file room reduction after our records audits.

### People, two principals

**12**

## Selected work

### Corliss Wade LLP, River North

*Glass-fronted partner offices along a limestone corridor*

### Brannock Vail Partners, West Loop

*Trial war room with oxblood acoustic panels*

### Merrow Capital, Fulton Market

*Boardroom with a long stone table and skyline view*

### Kestner Haskell LLP, Milwaukee

*Library and quiet room with oak shelving and oxblood chairs*

## Approach

### The schedule is set by the slowest chair

Workstations take 12 to 16 weeks to make. Custom millwork takes 10. So we lock furniture before drawings are finished, and every phase below is sized to protect that order date.

### 1. Program, four weeks

Interviews with every practice group, a two-week badge and sensor study on your current floors, and a records audit. Output: a signed space program.

### 2. Concept, four weeks

Two test fits across floors 31 and 32. Your partners walk both in VR before anyone picks one.

### 3. Design development, six weeks

Finishes, lighting, acoustics and millwork resolved. Workstation and seating specified now, not later.

### 4. Construction documents, seven weeks

Full drawing set for permit and bid, coordinated with your MEP engineer and the base building team.

### 5. Procure, release by December 7

FF&E priced, approved and released on one date, tracked in a live dashboard your facilities team can see.

### 6. Install and move, three weeks

Furniture install, punch list, art and styling. Lawyers arrive Monday, May 8, 2028.

## Clients

### Managing partners say it better than we do

> They told us in week two that our seating supplier could not hit the date. We switched in time and moved in on schedule with every chair in place.

— Danielle Pruitt, Chief Operating Officer, Corliss Wade LLP

> We dropped a floor and kept every partner office. The rent saving paid the design fee inside five months.

— Owen Tolliver, Managing Partner, Brannock Vail Partners

> The VR walkthrough settled a four-month argument about office sizes in one afternoon. Nobody has raised it since.

— Priscila Garza, Director of Operations, Merrow Capital

> Their records audit found 2,300 boxes we were paying to store and never opened. That room is now our library.

— Henrik Sorensen, Executive Director, Kestner Haskell LLP

> Our trial team had two jury verdicts prepped in the war rooms within the first quarter. They were booked solid before the art went up.

— Simone Beaumont, Chief Administrative Officer, Ellison Quade LLP

> The procurement dashboard meant I stopped chasing vendors by email. I could see every order, deposit and ship date on one screen.

— Lena Ingram, Head of Workplace, Thornbury Danforth LLP

> They pushed back on our glass-everywhere brief and specified acoustic glazing for the partner row. Speech privacy tested at STC 45. Clients notice.

— Raymond Sutter, Partner, Bexley Kane LLP

> Union install crews, a freight elevator shared with three tenants, and they still finished punch two days early.

— Mireille Vasquez, Firm Administrator, Harlan Lindgren LLP

## Terms

### The fine print, said plainly

What decides whether the fee and the May 8 date hold.

### What is the FF&E budget, and who controls it?

Our estimate for furniture, fixtures and equipment is $3.05M to $3.32M for both floors, plus a 10 percent contingency that you hold. You buy at net trade price and pay vendors directly. Nothing is ordered without your COO's written approval.

### What happens if we change an order after release?

Most manufacturers take a 50 percent deposit and start production within two weeks. Once production starts, the deposit is usually lost. We will tell you the cost of a change before you make it, every time.

### What does the design fee not include?

MEP and structural engineering, AV and IT design, the general contractor, City of Chicago permit fees, moving company and base building charges. We brief and coordinate each consultant, and review their fees before you sign.

### How many revisions are included?

Two rounds per phase. A change to the program after concept sign-off is a change order, priced in writing before we start it.

### Site access and install constraints

We assume freight elevator access on nights and weekends for install, union labor as the building requires, and storage for 10 working days in a bonded warehouse within 15 miles.

### Payment and photography

Invoiced monthly, net 30. We keep the right to photograph the finished floors, with no client names or documents in shot, and share images with you first.

## Approval

### Sign by April 30 and we start May 4

This proposal holds until Friday, April 30, 2027. Sign below and we book the first practice group interviews for the week of May 4. Julian Adair and Tessa Fenwick can walk floor 31 with you on Thursday, April 22, if you would rather talk first.
